The price shown is a net price, currently in Hungary 5% VAT is charged on new buildings.

The price applies to the building, does not include the price of the plot, the plot design (e.g. fence, internal roads, sidewalks, gardening elements).

The price is a guide price, and may change in case of needs that differ from the plans or the products in our catalogs.

 

 

What we ask of you:

- have a plot of land suitable for construction,

- choose which of our floor plans you like,

- sign a contract with us for the project.

Area preparation:

Under the house +1m wide strip, removal of the top 30-35 cm of soil on the traffic route and its deposit within the plot, we undertake the demolition of existing buildings, clearing and rock works according to a separate contract. In the case of normal excavating soil.

Construction area development (signage, demarcation, mobile toilet, waste storage and removal) during the entire construction period.

 

Foundation works:

In the case of normal load-bearing soil, a reinforced sheet foundation is sufficient for the building, which is included in the basic price. In the case of weak or non-load-bearing soils, a soil mechanics expert opinion is required (the cost of this is not included in the basic price), based on which the surcharge for the appropriate foundation method can be planned and priced. The advantage of modular construction is that in the case of weak soils, the foundation is much cheaper than for buildings with traditional structures.

 

Utility connections:

We are responsible for connecting the utilities to the building, but we also undertake the construction of the water, sewage and electricity supply of the site and its drainage within the site, as well as the drainage of rainwater from the building and its drainage or connection to the public network according to a separate agreement.

 

Prefabrication, delivery, installation and on-site installation of modules:

The modules are delivered with oversized fittings (the construction site must be checked before concluding a contract to ensure that it is accessible) and installed with a heavy-duty crane. The installation takes a few hours. During installation, the modules are given a watertight connection and temporary water protection.

We install the installed modules, and we make the connections between the modules (air and vapor sealing, sealing of joints, fire protection covering, connection of mechanical and electrical cables).

We carry out the interior finishing works - the rooms that are inside the module are 100% finished in the factory, depending on the equipment. The rooms that are connected to several modules are created by opening them together, and they receive the floor and floor covering on site, without visible dilatation. At the junction of the corner pillars, the covering of the columns is made on site, which takes a few cm from the interior space. The ceiling at the junction of the modules receives a 40-60 cm wide 2 cm negative collapsible suspended ceiling, with a LED decorative strip profile running along one edge.

The interior works are completed on a turnkey basis using the materials and equipment specified in the contract.

The free ceiling height in the permanently occupied rooms in the building is 2.7m (mandatory from 1 January 2025!), while in the subordinate rooms it is also at least 2.6m (WC, bathroom, laundry room, hallway).

 

Exterior of the building:

The high or flat roof according to the plan, as well as the ceiling insulation, are made on site, together with the rainwater drainage.

The facade and base thermal insulation, cornices, external switches and lighting fixtures are made on site

The base price does not include the construction of a terrace, sidewalk, fence, canopy, pergola - we can undertake these based on a separate offer.

The floor line of the building is 30-33 cm above the sidewalk height (two steps in the stairs), while the sidewalk/coule is at least 20 cm above the ground level around the building. That is, approx. the floor line is 50 cm higher than the building's surroundings.

 

Building energy classification:

Our buildings are "A" category buildings without solar panels, almost zero category buildings. CO2 emissions are "A".

The favorable energy rating is due to the effective thermal insulation, air tightness and the applied mechanical system. The overall energy characteristic of our houses is the energy requirement below 76kWh/m2/a. Depending on the size of the building, the heating energy requirement per module at an external temperature of -13°C is approx. 1kW!

 

Excellent thermal insulation, close to passive house level:

The building has excellent thermal insulation, significantly exceeding the requirements of buildings with a near-zero rating. Thanks to the excellent thermal insulation and perfect air tightness, the heat loss of the building is very low.

 

Facade wall:

there is 15 cm of mineral fiber insulation inside the wall, which receives 15 cm of graphite EPS thermal insulation from the outside as standard (Thermomaster Grafit Akril thermal insulation system, in white) U value 0.135 W/m2K, requirement value 0.24 W/m2K, i.e. 40% better than the requirement value.

Attic or flat roof: in addition to the 16 cm mineral fiber insulation in the ceiling, a flat roof requires at least 22 cm of straight-layer polystyrene insulation, while in the case of an attic, 25 cm of fiber insulation is used. U value 0.11 W/m2K, requirement value 0.17 W/m2K, i.e. 35% better than the requirement value.

Floor insulation - 25 cm of mineral fiber insulation in the floor structure. 12 cm XPS insulation between the bottom of the module and the base plate. Floor layer U value 0.08 W/m2K, requirement value 0.3 W/m2K, i.e. almost 75% better than the requirement value.

 

Thermal attenuation and delay ensuring a pleasant indoor climate:

Its significance lies in how the building reacts to daily external temperature fluctuations. We have designed our layering and material usage so that the delay time of each structure is over 7 hours, and the heat loss value is over 180. This is really important in the summer, how long it takes for the structure to heat up.

 

High-level sound insulation and acoustics:

Our structures are multi-layered inhomogeneous structures with favorable acoustic properties. The many and different layers of building boards and fiber insulations dampen noise very effectively. In the case of a multi-story building, the double slab structure results in extreme sound insulation values. Our construction system provides a high level of sound insulation. Wall sound insulation (calculated value 58 dB) which is orders of magnitude better than the sound insulation of a 38-frame ceramic brick wall (about 45 dB).

 

Reliable insulation against soil moisture:

The bottom of the modules is provided with self-adhesive modified bitumen insulation, which is sized for soil moisture and soil moisture. The bottom of the modules is always higher than the surrounding terrain level and is not exposed to the effects of groundwater.

 

Innovative air tightness:

The building has a high degree of air tightness and air tightness - which is a requirement for near-passive houses. All electrical and mechanical fittings and cables are located within the air and vapor barrier layer. Where the air barrier layer has to be broken (pipe penetrations), they are sealed in an air and vapor barrier manner. The connection of the modules to each other is also designed in an air and vapor barrier manner, thereby significantly reducing the heat loss of the building, after a while it no longer depends on how thick the thermal insulation is, but on whether the house is made airtight. Another advantage is that there are no drafts or harmful filtration in cold, windy weather.

 

Natural humidity control:

The natural humidity control of the walls ensures balanced air quality, maintaining comfort.

 

External windows and doors with summer heat protection, RAL installation:

PVC windows and doors, anthracite on the outside, white on the inside, white PVC sill on the inside. The windows and doors have 3* rubber seals ensuring high wind and air tightness. Their installation is always carried out in accordance with the RAL (regular installation method for air and vapour barrier). As standard, the windows are made with shutter preparation (frame heightening on top, frame widening profile on the sides). The sill holder is an airtight sealed profile. The tilt-and-turn windows have a gap ventilation function - which allows for natural ventilation in colder weather. Our windows and doors have a modern angular design. Their glazing is special 3-layer, argon gas, LOW-E thermal insulation glass, with a warm edge design. The standard equipment includes the use of Saint Gobain's so-called Cool-Lite Xtreme glass, which is used in skyscrapers, which reflects 61% of the summer heat load, thus protecting the apartment from overheating even without external shading.

The patio doors are always glazed in one piece, without a divider, with airy, good transparency. The patio doors are equipped with an aluminum threshold, with a handle and a security lock on the outside and inside (not a simple pull-in, which is a much cheaper but less user-friendly solution). As an option, a lift-sliding or tilt-sliding door design can also be ordered for an additional fee.

Entrance door with high-quality scratch-resistant surface, aluminum threshold, heavy-duty hinges, triple rubber seal, and code key security lock. Anthracite on the outside, white on the inside, with stainless steel decorative stripes. For an additional charge, other designs, even with a sliding shield design, can be ordered.

The thermal insulation of our windows and doors meets the legal requirements. Their thermal insulation value depends on the size of the window and door. In general, it can be said that the U value of small windows is around 1.1 W/m2, average-sized windows have a value of 1.0 W/m2K, while larger windows have a U value of around 0.8-0.9 W/m2K. The average value is below 1.0 W/m2K. The required value is 1.1 W/m2K.

 

Interior windows and doors with CPL surface:

Retrofitted, scratch-resistant (CPL) door panels, available in white or 4 types of wood base colors, with 2 handles. The doors have paper grid inserts. The frame and panel color are the same. Hungarian standard size.

 

Balanced ventilation system:

The rooms of the building with windows and doors can be ventilated naturally. The toilet, bathroom, and laundry rooms receive moisture- and time-controlled single-pipe fan exhaust, with ventilation at doors without thresholds. The kitchen is prepared for the hood outlet with a 160mm protective pipe. The living-kitchen-dining rooms receive a two-pipe decentralized wall ventilation machine with a maximum capacity of 150m3/hour, which has an automatic mode (with built-in PPM, CO2 and humidity sensors).

 

Heat pump cooling and heating system with individual room control:

The rooms of the building and the living room-kitchen-dining room will receive an air-to-air heat pump cooling and heating system. The indoor units are capable of multiples of the actual heat demand of the given room, so that they can operate in quiet mode and with little draft during normal operation. The indoor units are always accessible remotely via WIFI and can be individually controlled per room with a remote control. An outdoor unit is required for up to 4 indoor units. The outdoor unit is installed next to the building, independently of the building. The standard indoor unit is Gree Comfort Pro (2.7kW in rooms, 3.5kW units in the living room-kitchen-dining room). The side wall units are typically placed above the doors in the rooms, due to the easier furnishing of the room. Instead of the side wall units, a window sill unit can also be selected for an additional charge. In the bathroom and shower rooms, an independently adjustable digital thermostat-controlled electric floor heating will be installed under the ceramic floor covering. In the laundry room, either electric wall heating or ceiling infrared heating can be ordered as an option for an additional charge. The waste heat from the mechanical equipment and washing machine in the laundry room will probably provide sufficient heat when used - therefore, their installation is not included in the standard, but the preparation of the wiring is part of the basic price so that it can be installed later. Due to the small floor space in the toilet, we use ceiling infrared heating - which also only needs to operate periodically. We are not building a water floor heating system in the building, but it is not justified. The building has very low energy requirements, the surface temperature of the floor would not give the expected lukewarm-warm feeling, because it would result in overheating of the building.

 

Domestic hot water production with energy recovery, which can save you a lot:

The domestic hot water is a storage tank operated from Gree's 200-liter Multi outdoor unit, with electric addition - smart control. The great advantage of the system is that in summer - when the building needs to be cooled, the system heats the domestic hot water from the released waste heat. This is the most economical technical solution available today, which can save a lot of energy in summer. The DHW temperature can be set between +35 and +55°C.

 

Water and sewage network within the building:

It will be built with a dimensioned cross-section within the building, checked with a water retention test in operation. The collection, drainage and treatment of sewage leaving the building are not part of the standard content. Internal water network: dimensioned 5-layer, heat and sound insulated pipelines, press fittings. Connecting wires for fittings are routed vertically from the ceiling, in the front wall.

 

Modern, premium coverings:

A picture description of the coverings included in the standard can be found in the standard equipment catalog. Based on a separate agreement and surcharge, we also undertake the installation of the covering selected by the customer.

SPC floor covering: in the rooms, living-dining-kitchen area, hallway, windbreak, pantry, we use a covering that looks similar to laminated parquet. SPC does not contain resins or solvents that are harmful to health - it does not evaporate. It is extremely hard and dimensionally accurate. Its joints are connected tightly and watertightly. As standard, we offer 5 halves of Kronostep SPC covering. Skirting/skirting board white hard HDPS edge, if required, in the same color as the wall color at an additional cost. The covering closing and transition profiles are ALU anodized profiles.

In wet rooms, we always use glued ceramic coverings on the floor. Our standard coverings can be found in the catalog. Under the floor, there is a waterproofing against industrial water.

In the bathroom and toilet, Kronospan Rocko large-panel spc covering is applied from floor to ceiling. The standard range includes 6 basic colors. This large-panel covering provides a very exclusive appearance. There are no horizontal joints, only vertical joints and negative corners between the wide 1.23 m wide panels, which are filled with silicone acetic acid (white, gray or beige) that harmonizes with the color of the panel and the floor covering.

The wall covering of the laundry room next to the sink is Kronospan Rocko up to a height of 1.4 m. Elsewhere, water and abrasion-resistant Latex painted wall surface, with ceramic plinth.

 

Painting of walls and ceilings with premium category paint:

As standard, ceilings receive a double white final painting and the walls receive a single white painting, with high-quality Dulux or Héra Gold paint. For an additional fee, we undertake to apply 2 layers, even in the color of your choice.

 

Interior walls, partition walls - stability and aesthetics:

The walls are covered with 2 layers of plasterboard from the inside, which ensures high strength and shelves and TV consoles can be attached with appropriate fasteners. In the kitchen upper cabinet mounting strip, as well as on the bathroom cabinet and bathtub/shower side wall, a 15 mm plywood wall panel is placed under the top layer of cardboard, where the kitchen upper cabinet, bathroom cabinet, screen, etc. can be freely attached later.

 

Ceiling:

Assembled full plasterboard false ceiling, in which a recessed light fixture (spotlight can also be placed) is installed on request. In the strip in front of the windows, a stronger Super Acoustic cardboard is placed, due to the attachment of the cornices. At the junction of the modules, a 2 cm negative raised demountable false ceiling strip is built, with an L aluminum edge (with preparation for LED strip on one side). The standard material of the false ceiling strip is painted MDF. For an additional charge, it can also be made in a slatted or decorative painted version.

 

Electrical installation, with low-voltage fittings:

The complete wiring of the building, the main house distributor, miniature circuit breakers per module and preparation for solar panels are part of the standard equipment. The coax and UTP cable is wired from the connection point to the TV wall in the living room - but is not introduced into the rooms. Switches, sockets can be selected from 3 types of the Legrand Suno product family.

The location of the switches, sockets, sockets is shown on the electrical plans. Typical value is 0.75 pcs /m2. (double socket, considered a double unit). An additional switch/socket can be requested for an additional fee until the order is placed, without moving the standard outlets, in addition to that.

In the case of the corridor, hallway, toilet, wet rooms and kitchen, the standard equipment includes the provision of standard LUX light with ceiling LED luminaires (round or square luminaire with white/aluminum trim - according to the catalog). In the case of suspended luminaires, only a wire stand is created, which can be moved to a suitable position before ordering. Lighting systems included in the furniture are not part of the offer. We prepare the mirror lighting, but its position must be agreed upon!

A wall-mounted LED outdoor lamp above/beside the terrace and entrance is part of the basic equipment, which can be switched from the outside and inside.

 

Sanitary ware:

Deviation from the standard sanitary ware in the catalog is only possible with prior agreement and for an additional fee.

As standard, a cabinet washbasin is placed in the wet rooms and the toilet (without a mirror) - Leziter products included in the catalog.

Mona acrylic bathtub, bathtub front, Leziter glass shower cabin and acrylic low shower tray (Leziter Modena Slim) are products included in the catalog in white.

Toilet with built-in cistern, bottom flush, Alföldi product, without seat, with white or aluminum water-saving flush plate.

Faucets: Ferro Ritto and Zicco types listed in the catalog. Faucets are water-saving in design, high-quality European products.

 

Roofing:

Flat roof and high roof designs are available in the basic price, in the case of high roof designs, flat anthracite Terran concrete tiles or red corrugated concrete tiles can be selected.

 

Gutter:

Painted Trifa aluminum gutter, anthracite or brick red.

 

Tinwork:

Wall coverings, edges and cornices - identical to the gutter color and material.

 

Facade:
